If you’re thinking about selling your home or even just planning for that event in the distant future, you’re probably asking yourself what kind of changes add value to your home. One of realtors’ top recommendations and our personal favorite is hardwood floors.
Hardwood flooring has several advantages over carpeting. It is typically stronger, lasts longer, is more allergy friendly, and is easier to care for. Hardwood also adds elegance and natural charm to virtually every room in the home, radiating warmth and friendliness throughout your home. The simplicity and flexibility of hardwood is a draw in and of itself, allowing homeowners the freedom to drastically redecorate without the potential added cost of replacing a now conflicting carpet color. And when we say hardwood lasts longer than carpet, we mean a really long time! Some homes built in the 1700s and 1800s still have their original hardwood floors! No wonder buyers are willing to pay more for hardwood floors!
So what kind of hardwood upgrades are available?
The goal when trying to increase the value of your home is to get the biggest return for the lowest cost. This means that if you already have hardwood floors, but they are showing noticeable signs of wear, the best option would be to refinish your floors. By sanding them down and adding a new finish, we can remove the dings and scratches, giving your floors a fresh and like-new look.
If you have hardwood under your carpet, we would highly recommend ripping up the carpet and giving the hardwood a spruce and polish. This is actually a great situation to be in because it keeps your costs relatively low while giving you a practically new floor!
The third option is to add hardwood flooring. If you live in a low-income neighborhood, this may not have a significant impact on the value of your home, but for most houses, the new hardwood flooring will give that price tag a nice bump. One of the first things that new homeowners do is rip up the carpets (concerns about odors, allergies, furniture indents, not to mention style differences), so they typically view carpets in the house and an additional cost to them, lowering the value of the house. Far better to remove the carpets yourself and reap the benefits of the upgrade.
